©VUE2024 She wears many hats for her clients, one of which is developing strategies to help sellers tackle all of these possible mistakes before they become a reality. “I hire professional photographers because it is imperative that the first impression online to buyers is stellar! You only get one shot for that first impression,” said Watson. “I also develop strategies to help sellers and buyers in our current market.” For buyers, Watson stresses the importance of scheduling a buyer consultation before showings to discuss the process, needs, budget, and considerations with their lender. She also advises new agents to avoid being what she calls “pop-tart agents” - those who rush to show homes without first asking important questions and laying a solid foundation for a smooth closing. Understanding the financial aspects of purchasing a home, such as securing a mortgage or calculating closing costs, is another area where Watson helps guide clients. “This is so important and one of the largest blocks in that foundation,” said Watson. “The first thing I urge buyers to do is to contact a local trusted lender regarding their preapproval.” She believes in asking the right questions to help both herself and her clients better navigate the process. “Maybe it’s the old banker in me, but I am comfortable with obtaining their permission to ask questions about down payment, etc. It also helps me guide buyers regarding the questions they should ask their lender so that they understand their numbers,” said Watson. For first-time homebuyers looking to enter the market, Watson offers practical advice. She continues to emphasize that there are many moving parts in a real estate journey, and she aims to ensure her clients experience as few surprises as possible. “I tell buyers that the first two key things they need to do are to choose a good realtor who will guide them through a smooth journey, and a good lender who will do the same. A good agent can help connect you with excellent local lenders who are knowledgeable about our market and know how to keep a transaction flowing smoothly,” said Watson. Part of her approach is ensuring fair outcomes during negotiations between buyers and sellers. “Keller Williams teaches from the beginning to strive for a win-win situation in all realty transactions. You can never find true success at the expense of another,” said Watson. “While one of my favorite things is strategy, and my fiduciary duty to my client is to look out for their interest, part of that usually means remembering that the goal is not for one party to win and another party to lose. The best closings happen when everyone wins.” Staying up to date with current market trends is a crucial aspect of Watson’s work. “It is extremely important to study our local market, as well as to stay abreast of what is going on nationally. I study the hot sheet on our Western Kentucky MLS at least daily - sometimes 2-3 times throughout the day, when possible,” she said. “Staying alert for these updates regarding new listings, price changes, properties under contract or pending, and which ones sold - and for what price - is key to keeping up with the shifting real estate market.” Watson also stays learning-based to ensure she’s always at the top of her game. She takes full advantage of Keller Williams’ renowned training programs and participates in groups that include agents from across North America. As someone who is deeply involved in her community, Watson loves the area she serves. She enjoys local events like the BBQ on the River Festival and the Lowertown Arts & Music Festival, as well as concerts and theater at the Carson Center. Beyond real estate, Watson is dedicated to giving back. Over the past several years, she volunteered with organizations like Ladies Living Free and Senior Citizens Center, plus supported fundraisers for Paducah Cooperative Ministry and first responders. Staying motivated, especially in tough market conditions, is fueled by Watson’s commitment to continuous learning and maintaining a positive mindset. She listens to webinars and podcasts while on the go and stays connected to her industry through daily calls. “You believe what you hear yourself say. Who and what you surround yourself with matters,” said Watson. She attributes much of her success to early advice she received; “Be the professional that clients need us to be.” As a fiduciary, she understands the importance of guiding clients through one of the biggest financial decisions of their lives. Her background in banking has taught her to treat her business with the same level of responsibility, focusing on what truly benefits her clients. These principles have shaped her real estate career over the last decade. When asked about her future, Watson has no immediate plans to slow down. “Some may ask when I see myself retiring,” said Watson, “but I don’t see that happening anytime soon. As my husband would tell you, I ‘eat, breathe, and sleep real estate.’ I truly do love it.” Over the last several years, Watson has consistently ranked in the top 3-5% of the Western Kentucky MLS and intends to continue building on that success.
